Few neighborhoods mix eras like Northern Liberties. A modern infill building goes up next to a brick factory from the 1890s, and the loft across the street is a converted foundry with timber columns still doing the work. Facade inspections come first on the legacy stock. Industrial brick that spent a century unmaintained tends to show up as spalling, displaced lintels, and open joints. We document conditions, scope the repair, and re-inspect after remediation so the file closes out cleanly.

Load analysis drives the conversion projects. Turning a factory floor into apartments changes the loading entirely, and roof decks, elevator overruns, and mechanical penthouses stack more on top. Original drawings are usually gone, so capacity gets built from field survey and material verification. Special inspections cover the new construction and structural retrofits, from steel connections to anchors drilled into old concrete.

Mixed-vintage buildings generate mixed-vintage problems. We identify what is original, what was altered without a permit, and what has to be corrected before L&I signs anything.
