Fishtown builds fast. New construction squeezes in between century-old rowhomes, and old mills and warehouses get gutted into apartments, studios, and restaurants. StrucTech covers the structural side of both, with PE-licensed inspections and stamped documentation from Jim Clancy, PE #42340.

Underpinning is the constant. Basements get deepened, new foundations go in tight to the property line, and the house next door often sits on rubble stone with almost no footing. We verify the pin sequence, check excavation against the approved plan, and document adjacent conditions before the first shovel goes in. That record matters when a neighbor raises a claim months later.

Special inspections cover the new builds: steel connections, concrete placement and sampling, masonry, anchors. Load analysis handles the conversion side, where a mill floor once rated for storage now has to carry residential live load, new mechanical units, and a roof deck. Old drawings rarely exist, so capacity gets established from field measurement and material verification.

The failure pattern here is predictable. Framing gets ahead of inspection, an adjacent owner gets nervous, and L&I asks for a stamped letter nobody scheduled. We keep sign-offs current so the schedule holds.
